One Lake Family Apartments (OLFA) offers lower-income families housing within a new pedestrian- and transit-oriented master-planned community in Solano County.
One Lake is a new master-planned community, developed on more than 366 acres adjacent to the Fairfield-Vacaville Amtrak station. This master development offers 2,226 dwelling units, incorporating single-family, multi-family and senior living with robust, curated amenities. In particular, One Lake’s inclusionary requirement called for a percentage of units to be accessible to lower-income households. To realize this, Meta Housing developed One Lake Family Apartments (OLFA), providing one-, two-, and three-bedroom homes for households earning between 50 and 70% of Solano County’s median income, supporting the “missing middle” of affordable homes in the area.
Affordable Housing in Fairfield has been in high demand.
In 2020, affordable units in Fairfield were already at or near full occupancy, some with extensive waiting lists. The addition of OLFA has substantially increased Fairfield’s affordable housing stock—and over 1,000 local households indicated interest before leasing began. Meta Housing’s commitment to both efficiency and quality has yielded an affordable and environmentally sustainable project: this GreenPoint Rated building both reduces its carbon footprint and saves costs over time.
OLFA offers its residents both dynamic programming and physical amenities.
OLFA’s range of social programs include wellness, skill-building, and educational classes for adults, as well as after-school educational and recreational programs for children. In addition to the surrounding community’s 21-acre lake park district, residents enjoy OLFA’s community room, fitness center, yoga room, toddler and teen rooms, and outdoor courtyard space for barbequing, repairing bikes, and community gardening. To develop these amenities, Meta Housing responded directly to residents’ feedback and needs, designing “flex” spaces that were then customized accordingly. The master planned community foresees the future development of a new library and public school nearby, and major gatherings like festivals and concerts will be held at Lake Park—making for a walkable, dynamic community not typically associated with affordable multi-family housing projects.
